Before going to market it is very important to have clear intentions on how you want the transaction to go.

• · Price: Make sure to have the final sales price add up to the number 9 — e.g. $575,100 = 5+7+5+1+0+0 = 18, 1+8 = 9. The number 9 represents Completion and Fulfillment.
• · Once you have your number, write it down on a piece of paper and place it in your Tai Chi gua — the center of your house. Put it under a candle so the Fire can support the Earth.
• · Process: Visualize the entire sales process from start to finish. See it as going easy and drama-free with a quick closing.
• · Once your intentions are set, keep them in the front of your mind throughout this entire process.

Now it is time to clean, clean, clean. In Feng Shui it is important to be present and take in the space.

• · Dust is considered stagnant energy and can have a negative effect on the flow of Qi — start with every baseboard, wall and ceiling, then move on to décor, surfaces and furniture.
• · Repair anything that has become broken — in Feng Shui, items in disrepair symbolize neglect and can attract negative energy, hindering progress and making it hard to move forward.
• · Inspect your plants and make sure they are dust-free and healthy — in Feng Shui, dead or dying plants are very Yin and can create bad luck for the residents.
• · Paint touch-up or refresh — paint imperfections can disrupt the flow of energy. If you do a paint refresh, infuse the space with good energy by meditating on your intentions while painting.

Remove items that do not serve you or the space — in Feng Shui you want to open space for the Qi to flow.

• · Closets: Make sure closets have room — shoes are organized, clothes are color-coded. Unorganized closets represent hidden issues and can cause frustration, confusion and obstacles.
• · Cabinets: Make sure cabinets are organized and neat. The kitchen is considered the heart of the home — cluttered cabinets signify stuck energy and lead to stagnation in life.
• · Drawers: Silverware should be organized by type. If you have any exposed knives, the blades should be covered. In Feng Shui, open knives create negative energetic disruptions. Kitchens represent health and wealth, so this is especially important.

You have your intention, you've cleaned, you've removed clutter — now it is time to clear.

• · This process begins with examining every item left in your space and uncovering its energetic effect on you.
• · Some items, although appropriate for the space, may have a negative effect on you, which then bleeds out into the energy of the space. These items must be removed.
• · Sage or salt burn to clear out any negative or old, stale Qi.
• · Remember to meditate on your intentions in the morning or night, and always before any showings.

Once everything is cleared out — now you start adding.

• · Flowers — As part of the Wood element, flowers signify growth, progress and new beginnings. Fresh flowers in the bathrooms and at the center of the dining table bring this energy into the space.
• · Roll Towels — A rolled item represents continuity and flow, the continuous flow of energy and the unfolding of opportunities.
• · Set the table with place mats and linen napkins — this represents unity, harmony and togetherness.
• · Create a little area with a nice bottle of wine and pretty glasses — wine represents social connection and encourages open communication.
• · Have relaxing music playing — music represents Metal and brings clarity to a space.
• · Water Fountain near the entry flowing into the center of the home — this brings the flow of wealth and prosperity to you.
